Typical Inspection Times
Inspection duration depends primarily on the size of the building, the type and complexity of the sprinkler system, and whether testing of alarms and flows is included. Here are general estimates:
- Small commercial building (under 5,000 sq ft): 1 to 2 hours
- Medium commercial building (5,000 to 25,000 sq ft): 2 to 4 hours
- Large commercial building (25,000 to 100,000 sq ft): 4 to 8 hours
- Multi-story buildings and complex systems: May require multiple visits
What Affects Inspection Time?
Several factors can extend inspection time beyond initial estimates:
- Flow testing and drain tests require time for pressure to stabilize
- Alarm tests require coordination with your monitoring station to avoid false dispatches
- Hard-to-access sprinkler heads (above drop ceilings, in high-rack storage) require additional time
- Documenting deficiencies and taking photographs adds time but ensures a thorough report
Do I Need to Be Present?
A building representative or property manager should be available at the start of the inspection to provide access to all areas, the riser room, and the mechanical/utility spaces. You do not need to accompany the technician throughout the building. We will check in with you upon completion to review findings before leaving.
Will the Inspection Disrupt My Business?
Most inspections cause minimal disruption. We recommend scheduling flow tests and alarm tests at a time that minimizes impact on tenants and occupants — early morning is often preferred. We will coordinate with your monitoring company to place the alarm in test mode during the inspection to prevent false dispatches to the fire department.
